Testing and Commissioning

Nothing is handed over on a claim. Every system is tested, verified and started up against the specification, and the readings are written down.

Test records and reports

PHT delivers testing and commissioning with UTAB, a specialist company based in Saudi Arabia with a record across electrical, mechanical and building automation systems.

The team is engineers and technicians working to fixed procedures with calibrated instruments. What comes back to you is a record: what was tested, what it read, and what was done about anything that did not pass.

Systems

What we take on

Four families, each tested against the specification and the approved design. Open one to see what it covers.

Tested energised and de-energised against the approved design, with every reading recorded against the circuit it came from.

  • Power distribution
  • Lighting and control
  • Earthing and bonding

Run up and proved under load, so performance is measured on the installed system rather than assumed from the schedule.

  • HVAC
  • Plumbing
  • Fire fighting

Points verified end to end and the plant proved to respond to the head end the way the sequence says it should.

  • Building management systems (BMS)
  • Operation across connected subsystems

The life-safety and security systems proved device by device, because a partial pass on these is not a pass.

  • Fire alarm
  • Access control
  • CCTV

Beyond the test sheet

Two things that keep a commissioning programme from stalling.

QASite inspections and audits
Site assessments for quality assurance, and detailed evaluations of system performance and compliance — usually before a problem becomes a handover date.
CALIntegration and calibration
Subsystems made to operate together, and instruments calibrated so the readings everyone is arguing about can be trusted.

Method

What the office holds itself to

StandardsQuality assurance
International standards and established practice, applied the same way on a small fit-out as on a tower.
ReportingDetailed records
Detailed reports and support after the fact, so a client can see exactly what was tested and what it read months later.
EquipmentCurrent methods
Current testing and commissioning technology and calibrated instruments, rather than whatever the last project happened to leave behind.

Questions

Before you book us

PHT, working with UTAB. UTAB is a separate specialist company based in Saudi Arabia; the contract, the programme and the point of contact sit with PHT.

Electrical (power, lighting and earthing), mechanical (HVAC, plumbing and fire fighting), building automation (BMS), and low current — fire alarm, access control and CCTV.

A written record: the tests carried out, the readings taken, and what was done about anything that failed. Site inspection and audit reports where those were part of the scope.

Send the systems list and the handover date. We come back with the scope we would test, what it takes, and what we need from the contractor before we can start.
